French doors lead out onto a private decking area where patio furniture enables guests to relax and enjoy the views over the shared lawn area and moorings to the river.
The kitchen contains a dishwasher, full size electric oven and hob, kettle, toaster and microwave plus a larder fridge with a 4* freezer compartment.
Upstairs, Holkham Cottage has full height ceilings throughout and includes two good sized bedrooms, one double (with wall mounted TV) and one twin, both with built-in wardrobes and river views.
The upstairs bathroom has a full-size bath (and shower over), WC, sink and shaver point. Holkham Cottage is fully insulated and double glazed, with electric heating throughout and has been maintained to a high standard.
The cottage is fully inspected and cleaned ready for your arrival and features 'home from home' comforts including all linen and towels and a welcome pack of tea, coffee and biscuits.
One free allocated parking space is provided in the on-site secure car park 20 metres from the cottage.
Holkham Cottage is a non-smoking property and pets are not allowed.
Guests can enjoy fishing in season from the private grounds in which Holkham Cottage is situated and a wide range of activities are available within a short walking distance including day boat, canoe, kayak and bicycle hire.
Wroxham is the perfect place to explore Norfolk’s wonderful inland waterways with boat hire available in town. If you plan to bring your own boat, it may be possible to arrange mooring facilities on-site (please enquire regarding mooring before booking).
Wroxham offers a range of pubs, cafes and shops as well as a supermarket to cater for all your holiday needs. There is also a railway station for easy access to the Norfolk Coast and into Norwich.
